Booking conditions
These conditions apply to villas at Villa Baan Panwa. A reservation request is not a binding booking: once availability and the price are confirmed, payment is arranged with the owner or villa manager, and your booking is confirmed when your deposit is received.

Seasons and rates
- Seasons, nightly rates and minimum stays vary by villa and are shown on each villa's page. Rates are per villa, per night, in US dollars, including service charge and VAT.
Deposit & payment
- No payment is requested at enquiry; once the price is confirmed, payment can be made securely by debit card, credit card or bank transfer.
- Where a split payment is allowed, a 50% deposit is due, with the balance no later than 60 days before arrival.
- Bookings are calculated in US dollars. Payment in THB from a Thai bank account is possible at the USD–THB exchange rate on the day of booking.
Cancellations
- No refunds. If you tell us of a cancellation no later than one month before your arrival date, the amount paid can be used towards a mutually acceptable alternative date of stay.
- If a cancellation is made within one month of arrival, payments are retained by the owner and cannot be used for rescheduling.
- The owners try to be as fair and flexible as possible, within reason.
- Cancellations must be made in writing (email is fine) and take effect from the date we receive them. We strongly recommend comprehensive travel insurance.
Arrival & departure
- Check-in from 15:00; check-out by 11:00. We'll do our best to accommodate flight times.
House rules
- Check-in usually from 15:00 (arrivals can be flexible); check-out strictly by 11:00.
- Rates cover up to 6 guests; the villa accommodates a maximum of 8 without prior arrangement.
- Infants are under 2, children 2–16 and adults 17+; nannies count as one adult.
- No pets.
