How do I book?

Send a reservation request from any villa page or the reservations form. We check availability with the villa, then email you a confirmed quote and an invoice for the deposit. Your booking is secured once the deposit is received.

Are the prices per person or per villa?

Per villa, per night. Rates are in US dollars and already include service charge and VAT. They vary by season — each villa's page shows its seasons, rates and any minimum stay.

Do you charge booking fees?

No. The price you see is the price you pay for the villa; optional extras like breakfast, a private cook or airport transfers are charged separately and only if you ask for them.

How do I secure a booking?

A 50% deposit confirms the reservation. The balance is due 30 days before arrival, or 45 days before arrival for stays over Christmas and New Year.

What is the cancellation policy?

Cancel more than 90 days before arrival and the deposit is refunded in full. Between 45 and 89 days, 20% is non-refundable; between 30 and 44 days, 50%; and 29 days or fewer before arrival, 100% of the rental is charged.

Is there a minimum stay?

Over Christmas and New Year the minimum stay is 10 nights, rising to 14 nights for the 7–9 bedroom villas.

What are the check-in and check-out times?

Check-in is from 15:00 and check-out is by 12:00 noon. Earlier arrival or later departure can often be arranged on request, usually for a small charge.

Is a security deposit required?

Yes – 20,000 THB in cash (or the USD 600 equivalent) is paid on arrival. Any breakages, damage or extra costs are deducted before it is returned on departure.

Are airport transfers included?

Yes. Villas with 3–4 bedrooms include one return airport transfer, and villas with 6–9 bedrooms include two return transfers at full occupancy. Additional one-way transfers cost 32 USD. The airport is roughly 50–60 minutes' drive away.

Do you provide baby equipment?

Every villa has a baby cot and a high chair free of charge, and extra cots and chairs can be supplied. Several villas also offer an optional pool safety fence – it deters young children but is not a substitute for supervision.

Is a cook included?

Your housekeeper doubles as a cook from 08:30 to 17:00 and will prepare breakfast and lunch at no extra charge – you just pay for groceries. An evening Thai meal or BBQ costs 1,000 THB per evening for the cook's service (500 THB for parties of 1–6), plus groceries.

How often are rooms cleaned and linen changed?

The villa is cleaned daily. Bed linen is changed every 3–4 days and towels every 2–3 days, or sooner on request.

Can extra guests stay?

Extra beds can be arranged at 50 USD per person per night. Only guests named in the booking may stay overnight, and nobody should sleep on the sofas.

How far is the beach?

Nai Harn Beach is about a 10–15 minute walk or 3-minute drive from the main estate. The sea-view villas above Rawai are about 10 minutes' walk from Rawai Beach and 5 minutes' drive from Nai Harn.

How do I pay for extras on site?

On-site payments are cash only – most currencies are accepted, as is PayPal. Credit cards and cheques are not accepted. ATMs are about 1 km away.
