Andaman View is a modern Thai-style family villa set on the hillside above Nai Harn village, within Baan Sawan, a private development of nine luxury villas. Its elevated position gives an uninterrupted 180-degree outlook over the Andaman Sea and the sunrise, and Nai Harn Beach is around five minutes away by car.
The house blends contemporary tropical living with European design and fittings across roughly 850 sqm under roof. The entrance level opens from the main living room onto a covered terrace, infinity-edge pool and sun deck, with a 12-seat dining table and gas barbecue facing the sea. A fully fitted Western-style kitchen sits alongside, as does a separate TV lounge that can be made up with two fold-out beds as a sixth bedroom.
There are five bedrooms over two levels, all with walk-in wardrobes and large en-suite bathrooms with separate showers; two of the bathrooms have Jacuzzi baths. Four bedrooms have king-size beds and the fifth has three singles, while a sofa bed in one bedroom suits two children sharing with their parents. Together with the TV lounge, the villa sleeps up to 15.
Downstairs is a well-equipped games room with a 50-inch TV, pool/snooker table, table tennis, table football and a bar with plenty of seating. One level further down is a dedicated gym with imported cardio machines, plus balconies and a soft seating area for yoga or simply relaxing.
The villa is reached by a steep, winding concrete driveway, so a driver and 4WD vehicle are provided free of charge to take guests up and down the hill on arrival and departure and twice a day during the stay.

- Only the number of guests confirmed in the booking may stay overnight, sleeping in bedrooms only – not on sofas. Unregistered overnight guests are charged 50 USD per person per night.
- No smoking inside the villas; ashtrays are provided for outdoor use. Professional cleaning after indoor smoking is deducted from the security deposit.
- No pets.
- No fireworks, firecrackers or incendiary devices anywhere on the estate – breaches result in loss of deposit and eviction.
- No glass or china on the pool deck; use the melamine and plastic tableware provided.
Cancellation policy
- More than 90 days before arrival: deposit refunded in full.
- 45–89 days before arrival: 20% of the total rental is non-refundable.
- 30–44 days before arrival: 50% of the total rental is non-refundable.
- 29 days or fewer before arrival: 100% of the total rental is non-refundable.
